The property is a 5.71 acre parcel of I1 Industrial zoned land. The subject parcel is nearly 90% designated wetlands soils. The subject also has a stream that extends east and west through the center of the subject. The subject is improved with three concrete water lagoons toward the center of the parcel that are no longer in use. The lagoons impact a significant portion of the parcel. The subject has a metal link fence that enclose the lagoons. The lot also has a 25 foot wide sewer line easement along the southerly side of the property which extends through both the wetland and non-wetland area. The subject has an area on the south east corner that is not within wetland. However, this not-wetland area has the sewer easement extending through its northern end. (see attached survey map). The usable area of the parcel "As Is" appears to be in the southeast corner, an area of 30,000-35,000 sq ft. The subject parcel is currently overgrown with brush and trees. The small non wetland area on the south east side of the parcel has some development potential. It appears the small southeast corner portion of the subject has some limited development potential.
